Hey Builders, if you have capital available to put in a deal let me know. I have a new funding source that is willing to fund new builders. They will accept a builder/gc contract from an experienced builder/gc in place of your prior experience. You are able to finance upto 75% of the land in the deal.

We have a new project on deck that will be developed ideally into two additional duplexes.

This client has a significantly deep lot in the 5th Ward area and decided to take us up on our Turn Key Service. So we will be doing the pre-development work for them and coaching them through the process 1-on-1 as we go.

A good virtual address is Lucid Private offices here in Houston. It’s like $60 per month. It’s a large corporate building. Any VOIP service will work really. Grasshopper is who I used years ago. I use Twilio now but it’s more for programmers.

Those keywords will not affect construction financing but they will affect credit line approvals on your LLC later. Use something as generic as possible if you can. Yes this is a competitive quote because trusses are usually very expensive. Do you have the truss specs that you can post? Have they drawn up anything for it yet?

@peerless the problem with corner lots is all the set backs. Your buildable area on that lot is actually only 4,125 sqft once you remove the 25ft BL on the right side and the 10ft BL on the top side. Its not worth the 70K. It would be very tight to fit two projects. On the top side of this survey is that a street or other lots?

Yes make sure to follow these steps exactly. You will start to build a profile and a score. It will lead to lines of credit without using your SSN. Let me know if you have questions along the way that’s the best way for me to guide you on what to do next.

When creating your entity for business credit these are the ideal steps:

Choose a generic business name. Do not use any risky terms like Real Estate, Lending, Finance, Trucking, etc. Make it as obscure as possible.
Choose a NAICs code that is of a low-risk business type. (i.e. Marketing Consulting, Teaching, Training, Market Research,…
